9. POOL AND SPA FINISHES, TILES, CRACKS
Since pool and spa finishes (white plaster, quartz, and mini-pebble) are created from natural materials with unique
characteristics, some variation in shading or color is to be expected. This inherent diversity should not be perceived as a defect;
instead, it contributes to the overall beauty of your pool or spa. Plaster, quartz, and mini-pebble materials for pool and spa
finishes are hand-applied and hand-troweled. Color variation may occur during mixing and hand troweling, particularly in areas
with darker and lighter colorations. With hand-broadcasted additives such as crushed shells and glass beads, irregular patterns
and densities may occur, adding to the pool’s uniqueness and beauty. Finish applications follow the shell’s general contour, so
slight variations, including waves and irregularities, may occur, which will be accentuated if the underlying concrete is uneven.
Subtle variations in the plaster/mini-pebble will be accentuated at night when the pool light is turned on, which may cast
shadows across the floor, particularly if the light is placed in the shallow end or a step riser. BUYER understands that
plaster/quatrz/mini-pebble may become streaked, blotchy, mottled, and generally uneven in color over time and acknowledges
that the plaster, quartz, or mini-pebble material used in their project is not guaranteed to provide total uniformity in color and
texture and that the final shade may differ from what was initially selected or anticipated. It is usual for colors to vary and
potentially even fade over time in the presence of UV and chemicals.
The BUYER understands that crazing (hairline cracks) may become more visible on colored plaster and that atmospheric
conditions, such as humidity and the ambient temperature during the day of replaster, may lead to light and dark streaks to
create a marbled effect, blotches, or a mottled appearance with tan or sand colors containing tiny red specks (which are typically
part of the color pigments) all which are beyond the CONTRACTOR’s control. Cracks that may appear after the completion of
any project are NOT covered under any of the CONTRACTORS’ warranties since many variables beyond our control are usually
the cause of cracks (i.e., ground movement/shifting, poor shell structure/design, which includes inadequate spacing of rebar
and/or substandard materials used on the original build. This applies to, but is not limited to, coping, bond-beam, tile, grout,
pool/spa walls, floors, or the spa spill wall.
10. FINISHES, TILES AND TILES SAMPLES
RETILE WITHOUT REPLASTER: When installing tile only without performing a full replaster, the CONTRACTOR cannot be responsible for the following occurrences:
a.) When tiles are installed without first replastering, tiles may protrude or be slightly recessed against the finish because originally, tiles were installed first, then the finish was applied to contour to the tiles. It’s difficult to achieve the same flush fitment when the process has been reversed.
b.) Plaster, quartz, or pebble finishes may chip or delaminate when the tile is being undercut. CONTRACTOR cannot be held liable for these conditions.
c.) Spacing (height) of the new tiles may be slightly smaller (shorter) than the original tiles, resulting in larger grout spacing between all tile rows and the spa spill wall.
COLOR VARIANCE: Materials selected for your project such as tiles, concrete colorants and pool/spa interior finish samples, may appear slightly different upon installation. This is due to variations in dye-lot colors and wide pattern designs, as well as variations in colorant during manufacturing.
COLORED PLASTER: Adding colorant to white plaster will require a signed waiver, as colorants are not UV-resistant and will not remain uniform after application. Plaster colorant finishes will have a marbled look with white and colored plaster mixed. Over time, the UV will accentuate color unevenness, creating a more pronounced blotchy appearance.
11. COPPER DISCOLORATION
Water bodies having copper plumbing that have not been replaced with PVC and older heaters are subject to discoloration from deposits of copper oxidation/sulfate onto the newly finished surface (typically producing an aqua green coloration, especially when low PH is present). CONTRACTOR cannot be held responsible if the above conditions occur in a newly plastered pool.
12. MINI-PEBBLE FINISH
Mini-pebble finishes can be slightly rougher than classic white plaster. This surface type may become increasingly rough over
time, especially if improper water chemistry (high pH) is present, leading to calcium build-up and crazing.
Perception of Surface Roughness: A Matter of Individual Sensitivity
Complaints regarding mini-pebble surface texture vary widely because perception depends far more on individual foot sensitivity and hydration than on the pool surface itself.
The disparity in how swimmers experience the exact same pool finish comes down to a few key biological factors:
Skin Thickness & Sensitivity: Naturally, every swimmer has a different level of sensitivity on the soles of their feet. Just as some individuals can comfortably walk barefoot on sand, gravel, or asphalt while others require footwear, pool surface preference varies from person to person.
Water Hydration & Softening: Extended submersion causes skin to soften and become waterlogged. In this tenderized state, the soles become significantly more susceptible to abrasion, regardless of the finish—even traditional smooth plaster can feel abrasive after prolonged use.
Rather than asking, “Is mini-pebble too rough?” a more accurate question is, “What is an individual’s personal tolerance for aggregate surfaces?”
Mini-pebble provides a highly durable and visually attractive finish enjoyed by most pool owners. For those with naturally sensitive feet or swimmers who enjoy long, continuous aquatic sessions, simple solutions—such as wearing water shoes—allow everyone to enjoy the pool comfortably.
13. CLASSIC WHITE PLASTER FINISH
When curing plaster is not exposed to direct sunlight (on shade or cloudy days), the finish may appear slightly darker and exhibit
lighter colorations, which is normal. Once fully cured, these colorations should naturally diminish.
14. CRACKS
Any cracks that may appear after the completion of any project are NOT covered under any of the CONTRACTORS’ warranties
since many variables beyond our control are usually the cause of cracks (i.e., ground movement/shifting, poor shell
structure/design, which includes inadequate spacing of rebar and/or substandard materials used on the original pool/spa build. This applies to, but is not limited to, coping, bond-beam, tile, grout, pool/spa walls, floors, or spa spill walls.
15. EXISTING CONDITIONS, PREVIOUS WORK AND ARTIFICAL TURF
CONTRACTOR cannot accept responsibility for any previous condition(s) or work performed by others on a pool/spa, including
but not limited to non-industry standard workmanship, neglect of proper maintenance, and improper water chemistry.
ARTIFICIAL TURF (GRASS)
If the site has existing artificial turf, work such as replacing concrete, modifying a deck or walkway, or installing pavers may cause the turf to no longer fit against the new hardscape. Also, if the turf is required to be pulled, CONTRACTOR cannot be liable for the condition of the turf (tearing, shredding, or any visible degradation) when reinstalled.
16. WARRANTY PERIODS
The maximum limited warranty liability for defective materials on a pool/spa shell finish material and waterline tile against defects and delamination (there is no coverage against improper water chemistry damage) is 3 years for Classic White plaster and tile 10 year limited warranty for mini-pebble finishes*, with repairs to be conducted in accordance with industry standards at the sole discretion of the CONTRACTOR. Pool shell plaster and aggregate coatings are susceptible to staining or discoloration over time due to contents in local water supplies, chemical additives, and potential improper maintenance by the BUYER or their contracted pool care service. These conditions are not covered under warranty.
The CONTRACTOR brings to the BUYER’s attention the limitations of patching white/colored plaster, pebble, or quartz. While the Contractor shall try to match existing textures, colors, and planes, an exact duplication is not promised or expected. All other items, including general workmanship and new equipment installations, are limited to the manufacturer’s limited warranty, typically one (1) year, against defective parts, with no other claims or demands allowed.
*Specific requirements must be met and maintained by the pool owner to qualify for the 10-year warranty; ask for details.
17. CONCRETE MATERIAL
If concrete is used for decking, pour-in-place coping, water feature(s), walls, BBQ island tops, etc., including “precast” concrete
coping, it is the nature of the material to possibly show visible signs of blemishes, imperfections, and hairline cracks, which can
appear during or after form removal or curing. This is normal and beyond our control. Any minor fractures or imperfections are
cosmetic and do not affect the structural integrity, so they do not require repair or replacement.
Coverage Details
- Duration: Residential pool and hardscape are covered for a 1-year limited warranty.
- What is Covered: Major structural cracking, severe sinking or settling caused by poor sub-base compaction, and coping stones or tile loosening due to installation failure.
- What is Excluded: Normal cosmetic flaws like minor hairline cracks (crazing), minor surface scaling, normal color fading or discoloration, and shifting caused by natural soil expansion or major earth movements.
The coloration of the material may NOT match the original sample or brochure representations or the existing/surrounding areas of the project. Over time, discoloration becomes part of the finish’s beauty as it develops a naturally aged appearance. It’s highly recommended that the BUYER, at their own expense, apply a waterproofing agent to the concrete surfaces, coping, and paver bricks to minimize aging effects and prolong the lifespan of the materials. This is a company that can assist with your deck coatings: The Pressure Washing Guys (949) 514-7749 | contact@pressurewashingoc.
18. ARTIFICIAL ROCK PAINT/REPAIR
Painting of artificial rocks must have color approved before or on the actual day of painting by viewing a sample of a small painted surface. If you are not able to be present on the designated paint day, we cannot change or repaint once it has been applied. Paint that is below the waterline cannot be warranted, as improper water chemistry and extended water contact over time can affect the originally applied paint color. Typical warranty for defective repairs or paint delamination is 1 year from the application date.
NOTE: Price does NOT include any unforeseen damage that may be exposed after repairs have started, or any plumbing repairs (i.e. broken pipe(s), leak(s), damaged valve(s), etc.
19. DECK REMOVAL UNDERGROUND PROVISION
All plumbing pipes and electrical conduits must be 10” to 14” below the surface of any deck material, per the building code, to
avoid damage when cutting into the deck for repairs or removal. Damage to pipes or conduits that are not correctly installed will
incur additional repair costs, as there is no way for us to know whether the previous contractor complied with code requirements.
Also, skimmers and in-deck water auto-fills will typically crack during demo and require replacement. Any additional costs to replace damaged in-deck and under-deck items will be added to the price of the project and are NOT the liability of the CONTRACTOR.
20. PLUMBING LEAKS
CONTRACTOR recommends that the BUYER perform a Leak Detection by a professional leak detection company before the
demolition of any pool replaster/remodel project to first identify any leaks or potential locations of water loss that are present. The CONTRACTOR is indemnified from any water loss issues related to pre-existing plumbing above and underground, including pipes, fittings, valves, skimmers, etc., which were not replaced or repaired by the CONTRACTOR.
21. DECKS AND DRAINS
During deck demolition, existing deck drains and drain pipes will most likely become damaged as they become brittle from age. Any damage that occurs is beyond our control. Also, skimmers, in-deck water pipes, suction pipes, gas pipe, that are not installed to industry depth standards may crack. Repairs or replacements will add an additional charge, separate from the deck project if not already part of the project with a Change Order issued to reflect the repair costs.
The main objective of deck drains is to keep the deck from flooding. The placement of deck drain grates and/or channels is determined by several factors, including how best to remove standing water from the deck—whether through slopes or formed valleys built into the deck surface, or by diverting water away from the deck areas. Note that it is NORMAL for pockets of standing water (called “bird baths”) to be visible on the deck and not fully drain, as these will evaporate. Drainage design is meant to remove the majority of the water under normal conditions and will not keep the deck completely puddle-free. During excessive rainfall, drain grates and plumbing may not be able to support unusually heavy flow due to design, which is only meant for normal water flow. In cases where unusually heavy storms/rainfall is predicted or expected, we advise homeowners to make provisions to protect areas of concern with sandbags or other methods to redirect flowing water.
22. UNSEEN DAMAGE
Structural wall or floor cracks, bond-beam cracks, root penetration, crumbling materials, damaged skimmers, rusted rebar, or worn/damaged underground plumbing that becomes visible upon exposure after the project has started are not covered under this replaster agreement unless expressly stated as part of the repairs in the original approved estimate. Any additional repairs will be quoted on a separate “Change Order” for digital approval once they’ve been discovered. Also, if any damaged area is found to be more significant than initially quoted, a “Change Order” will be issued for the additional repair cost(s). The CONTRACTOR cannot be held liable for damage to any underground electrical wiring/conduit and water or gas plumbing not buried to industry-standard depths.
23. DRAIN WAIVER
I understand that it is my responsibility to assign a family member or friend to remain inside the residence throughout the
procedure and to monitor shower pans, bathtubs, and toilets for any potential sources of entry for the draining pool and/or spa
water. I will immediately notify the technician to halt the process at the first sign of backup into the home. I also realize that I may
need to unplug the pump to stop the water flow in an emergency. Should no one be home to monitor the draining water in the
house when the pump starts, any internal damage that may result from performing the backwash or a pump-out, or any fines
that may be imposed by city or local agencies, the BUYER agrees to indemnify the CONTRACTOR or any affiliates/associates
of any liability for damages.
24. LIGHTING
Pool and spa lights should always be replaced at the time of replastering, regardless of whether they are still functional, because removal/reinstallation of older lights often breaks seals, allowing water to seep into the fixture and damage the light. If the BUYER elects not to replace the light fixture(s), the CONTRACTOR shall not be held liable for any damage that may occur to the fixture(s).
For new incandesent light fixtures or if a new incandesent bulb is installed, there is only a 60-day warranty on the bulb.
Note that in some cases, old lighting power cords are so swollen or deteriorated that they can break when removed, or they may not be removable from the conduit at all. The CONTRACTOR cannot be held liable for failing to complete the installation, breaking the lights’ power cord, or remedying any condition arising from a non-standard installation or abnormalities that may incur additional costs to correct. Functional power must run to the pool light fixture via a remote switch. If no power is present, additional fees may be incurred to run new electrical power to the light(s) to make them functional.
Abnormalities may include, but are not limited to:
i.) Undersized conduit and a swollen power cord
ii.) Old power cords stuck in the conduit and break upon removal attempt
iii.) An in-deck junction box or any non-standard pool light junction box
iv.) Damaged light fixture niche, which can also include a corroded, stripped, or damaged retaining screw tab.
WARNING: Any pool/spa light with moisture and/or water inside the fixture is deemed to be unrepairable and must be replaced or disconnected from power.

It is not uncommon for a few of the individual bulbs to dim or fail over time; however, because there are so many bulbs on the board, a few will not impact the overall function or noticeable brightness of the light fixture. We allow up to a 3% bulb failures before any fixture is considered defective.
While we take pride in our product’s durability, this warranty does not cover the following:
- Labor & Installation: This warranty covers the hardware only. We are not responsible for costs associated with the removal of the defective unit or the installation of the replacement unit.
- Improper Handling: Damage resulting from incorrect installation, electrical wiring errors, or failure to follow the installation schematics provided in the user manual.
- Misuse & Maintenance: Issues caused by operation outside of specified parameters, neglect, or failure to perform routine pool chemistry maintenance (e.g., improper pH levels leading to corrosion).
- External Factors: Damage caused by power surges, lightning strikes, or “Acts of God” (extreme weather, floods, or natural disasters).
- Physical Alterations: Any units that have been opened, tampered with, or modified by unauthorized personnel.
3. Owner Responsibilities

- A brief description of the installation environment.
Disclaimer: To the extent permitted by law, this warranty is in lieu of all other warranties, express or implied, including warranties of merchantability or fitness for a particular purpose. In no event shall we be liable for incidental, consequential, or indirect damages.
25. FILTER
If the filter is not replaced and any internal or external parts are found to be defective during the start-up or filter cleaning, an additional repair charge will apply, as these parts are not included or covered under the Replaster Agreement or an on-site filter cleaning service.
26. DECK-O-SEAL
Deck-O-Seal is warranted for (10) days and only against defective materials. No warranty applies against gaps, sink areas, and tears, which are typically a result of deck movement or ground shifts, and are not considered to be faulty workmanship. Upon installation, all adults, children, and pets must refrain from walking in the pool/spa area to avoid stepping on the fresh Deck-O-Seal, which can take up to 48 hours to cure. Call-backs to clean or reapply Deck-O-Seal to the area(s) where a person or pet has stepped will be made at an additional charge, and the patched area may not blend seamlessly with the previously installed material. Deck-O-Seal is a self-leveling material. When poured, it can only create a level fill to the lowest point, so there will be a noticeable edge rising above the sealant if the coping has lifted or sunken.
27. DECK STEPS & GROUT
Projects that require the installation of stack-stone, tile, or grout on deck step edges, around raised spa shells, BBQ islands,
walls, or any other hardscape feature are not covered under warranty against cracking or chipping, as these areas are prone to
excessive movement beyond our control.
28. WATER FILL
Your pool’s water level must be maintained at a level slightly higher than the skimmer opening.
Depending on ambient temperature and humidity conditions, the water levels can typically drop between 3/4″ and 1-1/2″ per week, which is considered normal. Unless specifically included in the Replaster Estimate, the CONTRACTOR shall not be held responsible for the cost of water usage or water to fill, nor sewer or utility assessments, sewer acreage use fees, penalty citations, but will be the responsibility of the BUYER to contend with.
29. STAINLESS STEEL RAILS
Stainless steel handrails and P-rails must be cleaned frequently and protected with the use of “Brasso Liquid Metal Polish” and a coat of quality automotive wax to prevent discoloration or rust. Depending on local conditions, protectants should be applied every 7 to 15 days.
30. EXTREME CONDITIONS
The CONTRACTOR shall not be held responsible for damage(s) or project delays caused by the BUYER or BUYERS agent(s)
or BUYERS onsite employees, or acts of God, occurrences from ground-shift, sinking or earthquakes, soil slippage, water
tables, fires, storms, inclement or abnormal weather conditions, general water damage, shell pop-out, riots or civil commotions
or acts of public enemy, and all events or occurrences beyond the control of the CONTRACTOR which could result in cracks or
any type of damage to any portion of the project including but not limited to the pool, spa, decks, walls, pool and spa shell, seats,
steps, plumbing and coping.
31. WATER FILL AND CARE INSTRUCTIONS
The BUYER should take special care in filling and chemical balancing the water (so as not to harm the fresh plaster). If you have
questions about starting chemical maintenance, consult a pool service professional or a qualified pool store. Most service stores
can analyze your water sample and tell you exactly what chemicals are required. Your pool’s plaster or aggregate surface should
last many years with proper care. If the water is drained, it should be replaced within 2-3 days, as fresh plaster is not designed to be exposed to the elements for extended periods and may crack even after refilling.
After a replaster, the CONTRACTOR will set the hose(s) to fill your pool. DO NOT use the built-in water fill line to fill the pool or spa. The water fill can only be used after the initial filling has been completed. Please notify the CONTRACTOR if your exterior hose bibs are connected to your soft water system. Soft water cannot be used to fill a pool or spa.
After a pool/spa replaster, the water CANNOT BE TURNED OFF until it’s been filled, which is defined as when the water level is 3” from the top of the deck (having a single row of waterline tile). All pool/spa equipment (pump, filter, plumbing, valves) must be in good working order, and the filter must have been cleaned before the “Start-Up.” If white plaster is installed, the pump and filter should run for 15-24 hours during the first two days. Monitor filter pressure (28 psi or higher) and backwash or clean the filter if it becomes higher if saturated with plaster dust.
(DO NOT turn on or use the heater for at least four weeks from when the pool was originally filled).
• The plaster surface should be brushed daily to ensure that sediments are loosened and filtered.
• Use only a “brush-vac” head instead of a standard roller vacuum head to vacuum the pool/spa to avoid damage to plaster surface.
• The Start-Up process usually takes about 5-7 business days and concludes when there is no longer plaster dust in the water and water chemical levels are balanced.
• Plaster has different thicknesses and may cause slight color variations (darker/lighter patches), usually noticeable only
on cloudy or overcast days. This condition is normal and can be attributed to the formulation of the plaster mix, the varied thickness of the plaster itself, and the reaction from minerals/metals absorbed into the plaster from the city’s source water when the pool/spa was filled.
HOMEOWNER / POOLMAN WATER TESTING & MAINTENANCE
Every Week: pH/Muriatic Acid: 7.2–7.6, balances water for swimmer comfort and chlorine efficacy.
Every Week: Chlorine. Free Chlorine: 2.0–4.0 ppm, essential for killing bacteria and algae.
Every 6 months: Total Alkalinity: 80–100 ppm, which prevents pH from fluctuating wildly.
Every 6 months: Calcium Hardness: 200–400 ppm, protects pool surfaces and equipment from corrosion or scaling.
Every 6 months: Cyanuric Acid (CYA/Stabilizer): 30–50 ppm, protects chlorine from the sun’s UV rays.
Every 4-7 years: Total Dissolved Solids (TDS): 300 ppm to 1800 ppm (non-salt pools)
Always pre-dilute the acid by adding it to a five-gallon bucket of water. Add chemicals while the pumps are running, and when possible, in the deep end away from benches, steps, and suction lines, followed by brushing of the area to disperse the chemicals.
Brush the entire pool surface thoroughly at least once a week until 28 days after Start-Up and then thereafter as needed.
Brush the pool’s waterline tiles weekly with a “tile brush” and specially formulated tile cleaner to prevent mineral buildup.
Net out any floating debris and anything that may have settled onto the pool floor. Certain types of leaves or metal debris can cause discoloration or staining on plaster/pebble finishes if left sitting for too long.
Wheeled vacuums or wheeled pool cleaners should NOT be used in a newly plastered pool until 28 days after Start-Up for white plaster and 10 days for mini-pebble pools (brush vacuums or non-wheeled pool cleaners are allowed).
