Why It Matters

Your Guests Deserve Perfection

Your pool, spa or water feature is not just an amenity — it is a promise to every guest who walks through your doors. When it is closed, or cloudy, or the plaster is rough underfoot, that is what gets remembered and reviewed.

Our commitment is that we do not simply fix the problem in front of us. We make sure the pool is guest-ready, clean and operating properly before we leave the property, and we tell you plainly what we found rather than only what we replaced.

Commercial pools take more abuse than residential ones and they take it continuously. Higher bather loads, longer run times and larger volumes wear finishes and equipment faster, which is why commercial work is scoped differently from the start.

What We Do

Remodeling and Equipment, Both

The same two halves of the business as our residential work, scoped for commercial volumes and commercial schedules.

Resurfacing & Remodeling

Commercial finishes wear faster because they are used harder. We resurface and replaster commercial pools and spas, and take on full remodels where the tile, coping, decking or shape change too.

  • Pool and spa resurfacing and replaster
  • Tile, coping and waterline replacement
  • Deck and paver work around the pool
  • Crack repair and structural patching
  • New main drain covers and return fittings as part of the job

Equipment Repair & Installation

On commercial pads we see Raypak heaters more than any other brand, and sand filters far more often than in residential backyards — both are normal for the volumes involved. We are an authorized Jandy warranty service center and repair Pentair and Hayward equipment already installed.

Who We Work With

Properties We Serve

Different property types have different pressures. What they share is that the pool has to be open when guests and residents expect it to be.

Hotels & Resorts

Where the pool is part of the guest experience and closures show up in reviews. Scheduled around occupancy.

Apartment Communities

Amenity pools that residents use daily and that leasing tours walk past. High bather load, hard wear.

HOAs & Property Managers

Board approvals, budgets and bid comparisons. We give you a written, itemized scope you can take to a meeting.

Athletic & Aquatic Facilities

Lap pools and training facilities where surface condition and equipment reliability are not cosmetic issues.

Accessibility

ADA Pool Chair Lifts

Installation and repair. The lift is the part of a commercial pool most likely to be out of service and least likely to get looked at until someone needs it.

Public and semi-public pools are generally required to provide an accessible means of entry, and a chair lift is the most common way properties meet that. We install new lifts and we repair and service the ones already on your deck.

A lift that will not hold a charge, or will not raise and lower, is one of the more common commercial calls we get — and it is usually a repair rather than a replacement. Batteries, actuators and corroded anchor hardware are the usual culprits, and none of those require throwing out the whole unit.

Worth knowing: a lift that is installed but not working is not doing its job. If yours has been sitting unused, it is worth having it checked before someone actually needs it rather than after.

  • New chair lift supply and installation
  • Repair of existing lifts — batteries, actuators, controls
  • Anchor and deck-socket repair or replacement

Ongoing Support

Recurring Services & Service Calls

Commercial equipment runs harder and longer than residential. Some of it comes round on a cycle and is worth budgeting for; the rest is the call you make when something stops working.

Yearly

Heater Service & Repair

A commercial heater runs far more hours than a residential one, and it shows. We check and clean the burner and heat exchanger, look for the scale and corrosion that shorten a heater's life, and repair what we find — before it fails in the middle of your season.

Every ~5 years

Sand Filter Media Change-Out

Sand does not last forever. The grains wear smooth and stop trapping fine particles, so pressure climbs and clarity drops even with the filter running normally. Roughly every five years the media needs replacing — not the whole filter.

As needed

ADA Lift Service

Batteries lose capacity whether the lift gets used or not, and deck hardware corrodes quietly. A periodic check keeps the lift working for the person who eventually needs it.

Diagnostics & Troubleshooting

When something is failing and nobody is sure why, we come out and find it. Equipment that will not run or keeps shutting down, plumbing and underground leaks, electrical faults at the pad, lights and bonding — we diagnose the actual cause, tell you what it is, and quote the repair. We're there when you need us.

To be clear about the boundary: this is scheduled equipment servicing. We are not a weekly chemical route — for daily testing, balancing and logs you want a commercial pool maintenance company.

Scheduled Around Occupancy

We agree the window with your property manager before we start, not after.

Locally Owned & Operated

Our Process

How a Commercial Project Works

Built around the two things property managers actually need: a number they can budget against, and a date they can plan around.

Walk the property

We look at the pool, the pad and the access route. Commercial scoping is not something we do from photos.

Written, itemized scope

Line by line, in a form you can put in front of a board or an owner for approval.

Schedule agreed up front

We set the window with your manager around occupancy and events before any material is ordered.

Order & stage

Materials and equipment sourced and staged so the pool is down for the shortest span the work allows.

Build

Demo, repair, finish and equipment set, with the site kept clean and contained on an occupied property.

Start-up & handover

Full start-up, equipment tested, and we walk it with your manager before we consider it finished.

FAQ

Commercial Questions

Do you work with hotels and property management companies?
Yes. We have completed work for hotel groups and property management firms including Hilton, Sonesta, Greystar and Cushman & Wakefield. Commercial properties are handled by the same crews and the same license as our residential work.
Do you offer weekly pool maintenance or chemical service for commercial properties?
Not weekly chemical service, no. We are a repair and remodeling contractor rather than a service route, so for daily or weekly chemical balancing, testing and logs you would want a commercial pool maintenance company. Scheduled equipment servicing is a different thing and it is standard work for us: annual heater service, sand filter media change-outs and ADA lift service are all things we handle on a recurring basis.
What commercial pool equipment do you work on?
Pumps, heaters, filters, salt systems, automation and lighting. On commercial pools we see Raypak heaters more than any other brand, and sand filters far more often than in residential backyards — both are normal for the volumes involved. We are an authorized Jandy warranty service center and we also diagnose and repair Pentair and Hayward equipment already installed on the pad.
Are you licensed and insured for commercial work?
Yes. We are a licensed California pool contractor, CSLB License #1075061, bonded and insured, and BBB Accredited with an A+ rating. We can provide a certificate of insurance for your property before work begins.
How is a commercial pool project priced?
Every commercial project is quoted individually. Commercial pools vary far too much in size, depth, equipment load and access for a published starting price to mean anything, so we walk the property, scope the work and give you a written, itemized estimate before anything begins.
Do you install and repair ADA pool chair lifts?
Yes, both. We install new ADA chair lifts and we service and repair the ones already on your deck. A lift that will not hold a charge or will not raise and lower is one of the more common commercial calls we get, and it is usually repairable rather than a full replacement.
How often does sand filter media need to be changed?
Roughly every five years. Sand does not last forever — the grains wear smooth and stop trapping fine particles, so pressure climbs and water clarity drops even with the filter running normally. On commercial pools, where sand filters are far more common than in residential backyards, we handle the media change-out as scheduled work.
Do you service commercial pool heaters annually?
Yes. Annual heater service is worth doing on a commercial pool because the heater runs far more than a residential one. We check and clean the burner and heat exchanger, look for the corrosion and scale that shorten a heater's life, and repair what we find before it becomes a failure in the middle of your season.
Can you come out and diagnose a problem we cannot identify?
Yes. Service-call diagnostics are a large part of what we do on commercial properties: equipment that will not run or keeps shutting down, suspected plumbing and underground leaks, and electrical faults at the equipment pad. We find the actual cause rather than guessing at parts, explain what we found, and quote the repair before doing it.
Can you work around our occupancy and keep the property open?
That is usually the first thing we plan around. A pool out of service is a guest complaint, so we sequence the work and stage materials to keep the disruption to the shortest window the job allows, and we agree the schedule with your property manager before we start.
